Can I clean my AC mold myself or call a pro?« Back to Previous Page

The AC in my bedroom has been making a weird damp smell for the past two weeks, especially right after it kicks on. I’m in a villa in Mirdif, and it got worse after that last big humidity spike. I just peeked inside the unit and saw some black spots around the vents that I think is mold. Is this something I can clean myself with a spray from ACE, or do I need to call a professional HVAC company to deal with the chiller unit?

Based on what you're describing, especially the visible black spots and that damp, musty odor in your Mirdif villa, you are almost certainly dealing with a mold contamination in your AC system. This is extremely common here in the UAE after periods of high humidity, as the condensate provides the perfect breeding ground.

While a surface wipe on an easily accessible vent might be temporarily handled with a specific HVAC coil cleaner (not just any spray from ACE), what you see is just the tip of the iceberg. The main colony is likely thriving deep within the ductwork, evaporator coils, and drip pan of your air handling unit. DIY cleaning often just spreads the spores further without addressing the root moisture problem. More importantly, in a central chiller system common in villas, the issue could stem from the FCUs (Fan Coil Units) or even the air handling unit itself, which requires specialized equipment to access and treat properly.

UAE regulations, particularly from Dubai Municipality, have strict guidelines on indoor air quality. Improper remediation can violate these and potentially void HVAC warranties. For a systemic issue like this, with visible growth and persistent odors, a professional inspection is non-negotiable.

We use fiber optic inspections to assess the entire system, identify the moisture source, and then perform a comprehensive hygienization process using EPA-approved biocides and HEPA vacuuming. This isn't a job for a general HVAC company; it requires specific mold remediation protocols.

For a proper assessment and to get that smell sorted, your best bet is to call our specialists. We can determine if it's isolated or if the chiller system needs attention.
