Can I clean small AC mold myself or call a pro?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the corner of our master bedroom. I just pulled the carpet back and found a small patch of black mold, maybe the size of my hand, on the underside and the concrete floor underneath. We’ve lived here for 2 years and just noticed it now during the humidity. Is this something I can clean myself with vinegar or bleach, or do I need to call a professional cleaning company right away?

A small patch of black mold from an AC leak, while common, requires careful handling. For an area that size on a non-porous surface like concrete, a DIY approach can be effective if you address the source first. The leak must be repaired; otherwise, the mold will return regardless of cleaning.

For the mold itself, a detergent solution is often more effective than bleach or vinegar on porous materials like carpet backing, as it lifts spores away. Bleach can discolor and may not kill roots deep within the fibers, while vinegar's effectiveness varies by mold species. The key is to physically remove the growth, not just disinfect.

However, given the location on the carpet underside and concrete, there is a high likelihood that hidden moisture and mold extend beyond what is immediately visible. In Dubai's climate, with high humidity and year-round AC use, condensation issues can quickly lead to larger microbial growth inside walls or under flooring.

If the area is truly confined to the small, visible patch and the leak is fixed, thorough DIY cleaning with proper PPE (gloves, N95 mask) is possible. But for peace of mind and to verify the full extent, a professional inspection with moisture meters and thermal imaging is recommended. They can confirm the mold is limited and hasn't compromised structural materials, which is a common issue here.
