Can I fix my AC's mold issue myself or need a pro?« Back to Previous Page

The AC in my apartment in Jumeirah Lakes Towers seems to be leaking into the wall behind it, and now there's a large patch of black mold spreading on the wallpaper. I wiped it with bleach but it came back worse within a few days, and the musty smell is really strong. Is this something I can handle myself with products from ACE Hardware, or do I absolutely need to call a professional mold removal company, and what would that likely cost?

The return of black mold after a bleach wipe confirms this is a deep-seated issue you cannot fix yourself. Bleach only removes surface discoloration on porous materials like drywall and wallpaper but doesn't kill the root structure, often causing it to regrow more aggressively. The musty smell indicates active growth inside the wall cavity, fed by the AC condensate leak.

In Dubai's high humidity, mold remediation requires fixing the moisture source first—a leaking AC drain line or clogged condensate pan is the most common cause in JLT apartments. Until that is professionally repaired by an AC technician, any cleaning is temporary. For the mold itself, DIY methods from ACE Hardware are ineffective for this scale and can aerosolize spores, worsening indoor air quality.

Professional remediation is necessary for three reasons: they contain the area to prevent cross-contamination, use industrial-grade HEPA filtration to remove spores from the air, and employ specialized antimicrobials that penetrate porous materials. Crucially, they will identify and document the root moisture cause, which is often required for landlord or building management claims in Dubai.

While we cannot quote prices, the cost is driven by containment needs and the square footage affected. For a wall patch, expect a process involving moisture meters, controlled demolition of affected drywall, sanitization of the cavity, and final post-remediation verification—often with lab testing—to confirm the space is safe. This systematic approach is the only way to ensure it doesn't return.
