Can I fix my AC's mold leak myself or need a pro?« Back to Previous Page

The AC in our Jumeirah Park villa has been leaking a bit into the wall behind it for a couple of months, and now we're seeing a decent-sized black splotch of mold spreading there. The musty smell hits you as soon as you walk into that room. Is this something I can tackle myself with bleach from Ace Hardware, or is this a job for a professional company, and what would a fix like that typically cost?

The visible mold and musty smell indicate a significant moisture issue that has likely spread inside the wall cavity. In Dubai's high humidity, mold can colonize deep into building materials where surface cleaning is completely ineffective.

A simple bleach solution is not recommended. It only removes surface discoloration on non-porous materials and does not address the root moisture problem or the hidden colony. The leaking AC unit must be repaired first to stop the water intrusion, which is a job for a licensed HVAC technician.

For the mold itself, a professional assessment is strongly advised. Remediation involves isolating the area, removing affected drywall and insulation, and HEPA vacuuming to prevent spores from spreading to other parts of your villa. The cost is driven by the extent of the hidden damage, which can only be determined by a proper inspection. Reputable companies provide detailed scopes of work and post-remediation verification to confirm the environment has been returned to a normal fungal ecology. Given the prolonged leak and clear signs of growth, this is not a typical DIY project.
