The wall in my Jumeirah villa's guest room has started to feel damp to the touch, but only in the corner near the window. I noticed it a couple of days ago after running the AC constantly, and there's a tiny patch of what looks like fluff but might be mold. Is the difference between condensation buildup and a serious water leak something I can identify myself, or do I absolutely need to call a maintenance company to investigate it?

Here’s how to start: First, wipe the damp area dry with a towel. For the next 24-48 hours, do not run the AC in that room. If the dampness returns without the AC, you are likely dealing with an external water leak, possibly from a cracked window seal or a breach in the building envelope—common problems after our summer heat. If the dampness only reappears when the AC is running hard, it strongly points to condensation due to a poorly insulated cold bridge, often at the metal window frame or a poorly insulated wall section.

The "fluff" is a major red flag. What you're describing is almost certainly the beginning of microbial growth (mold). UAE regulations, particularly Dubai Municipality's public health and safety codes, take indoor air quality seriously, and uncontrolled mold growth is a violation.
