Can I remove AC leak mold myself or call a pro?« Back to Previous Page

We've lived in our Mirdif villa for 2 years and just noticed a bunch of black spots spreading on the wall behind our wardrobe. I think it might be from a small AC leak I ignored a few months back. What’s the best way to handle this properly without ruining the paint, and can I do it myself or should I call a professional company?

Based on your description of a spreading black spot colony behind a wardrobe stemming from a past AC leak, this is a situation that warrants a professional inspection. In Dubai's climate, where high humidity and continuous AC use create ideal conditions for mold, what you see on the surface is often just the tip of the iceberg. The moisture from that leak has likely penetrated the gypsum board and possibly the insulation behind it.

Attempting a DIY removal on porous materials like drywall is highly inadvisable. Wiping visible growth with bleach or vinegar is a temporary surface fix that fails to address the root moisture problem and the hidden contamination within the wall cavity. This can cause the mold to return stronger and risk spreading spores throughout your villa during the cleaning process, exacerbating the issue.

For proper remediation, the affected section of drywall must be carefully removed under containment to prevent cross-contamination. The cavity behind must then be professionally dried, treated with antimicrobial agents, and the area reconstructed. This requires industrial-grade HEPA air scrubbers, moisture meters, and specialized techniques to ensure the mold is eradicated, not just hidden.

Given the potential health risks and structural damage, we strongly recommend a certified inspection. Our team at Saniservice can conduct a comprehensive assessment using borescopes to see inside your walls, identify the exact species of mold, and provide a definitive remediation plan.
