Can I remove AC leak mold myself or call a pro?« Back to Previous Page

The wall behind our master bedroom wardrobe in Jumeirah has started to show these black speckles, and we’ve both been waking up with stuffy noses for the past month. I pulled the wardrobe out and found a small damp patch that must be from a hidden AC condensation leak. I’m handy with tools, but is this something I can tackle myself with bleach and a scrub, or do I absolutely need to call a professional mold removal company here?

Based on your description of a concealed AC condensation leak behind a wardrobe in Jumeirah and associated health symptoms, I strongly advise against a DIY remediation attempt. Here's why, specific to our Dubai environment.

The black speckles are likely Stachybotrys chartarum (black mold), which thrives on the cellulose in drywall paper caused by constant moisture from AC condensation leaks—a very common issue here due to our high year-round humidity and AC dependency. Applying bleach is ineffective and dangerous. It only bleaches the surface color and adds moisture, encouraging regrowth. More critically, scrubbing disturbs the colony, aerosolizing mycotoxins and spores throughout your bedroom, significantly increasing your exposure and potentially contaminating your entire HVAC system.

UAE regulations, particularly from Dubai Municipality, have strict guidelines for mold remediation to protect indoor air quality. Proper remediation requires isolating the contaminated area with negative air pressure, using HEPA filtration scrubbers, and safely disposing of porous materials like the affected drywall. Given the location (behind a built-in wardrobe) and the fact that you are already experiencing respiratory issues (stuffy noses), this is a serious case that necessitates a professional inspection and remediation protocol.

For a definitive diagnosis and safe, permanent removal, you need a certified professional. We at Saniservice use advanced moisture detection tools and EPA-approved protocols to not only remove the visible mold but also locate and rectify the source of the condensation leak to prevent recurrence.
