The AC in my apartment seems to be making my bedroom wall behind the headboard feel damp, and now there's a patch of black mold spreading there. We've lived here for 2 years and just noticed this, probably because it's been so humid lately. I'm worried about my health but also don't want to call maintenance if it's something I can fix myself with a cleaner from Ace Hardware. Is this a DIY job with vinegar and scrubbing, or do I need to get my building's management involved for a professional treatment?

This is a common issue in Dubai due to our high humidity and constant AC use, which creates significant condensation. The damp wall behind the headboard indicates the AC condensate drain line is likely blocked or the insulation around the line has failed, allowing condensation to seep into your wall. Scrubbing the visible mold is a temporary fix; the moisture source must be addressed.

For a small patch (under one square foot), you can clean it yourself with a vinegar solution or a dedicated mold cleaner. Wear an N95 mask and gloves. However, this only addresses the surface. The mold inside your wall cavity and the AC unit itself is the greater concern, and DIY cleaning cannot reach it.

You must involve building maintenance. The problem is almost certainly in the concealed condensate drain system, which is the building's responsibility. Dubai's Strata Law (Law No. 6 of 2019) generally makes common property systems, including central AC drainage, the responsibility of the Owners' Association or building management. They need to send an HVAC technician to clear the drain line, check the drain pan, and repair any insulation.

After the leak is fixed, a professional assessment is wise to confirm the wall cavity is dry and free of hidden growth. The black patch could be Stachybotrys (toxic black mold) or another common species; only lab analysis of a tape lift sample can identify it and confirm the remediation was successful. In high-humidity climates, improper handling can cause spores to spread.
