Can I remove mold from my AC leak myself?« Back to Previous Page

Our AC in the master bedroom of our villa in Jumeirah has been leaking a bit for the last couple of weeks, and now I’ve just pulled back the corner of the carpet and found a patch of black, fuzzy mold on the underside and the concrete floor underneath. I’m really worried about it spreading. What’s the best way to handle this myself, and when should I absolutely call a professional company here in Dubai?

For a small patch (under one square meter) on a hard surface like concrete, you can attempt removal yourself. The critical first step is to fix the AC leak completely; otherwise, the mold will return quickly in Dubai's humidity. Wear an N95 mask, gloves, and eye protection to avoid exposure.
For the concrete, scrub with a solution of detergent and water. Avoid bleach, as it only lightens the color and doesn't kill the roots on porous surfaces. Dry the area thoroughly with fans and a dehumidifier immediately after cleaning. The carpet backing is a porous material; if the mold has penetrated it, professional cleaning or, more likely, replacement is necessary to prevent spores from remaining. You should call a professional if the affected area is larger than one square meter, if the mold has deeply penetrated building materials like drywall or the carpet underlay, or if household members are experiencing persistent respiratory issues. Professionals use containment barriers and HEPA filtration to prevent cross-contamination during remediation, which is crucial in a living space. Given the leak originated from your AC unit, a full system inspection and interior coil cleaning by a certified HVAC technician is also highly recommended to address the source of the moisture and prevent microbial growth inside the ducts. |
