Can I remove this AC mold myself or call a professional?« Back to Previous Page

The AC in our villa in Jumeirah has been leaking a little for a couple of months, and now I’m seeing these small black spots on the wall behind the unit. I wiped them away but they came back even darker. Is this something I can tackle myself with bleach and vinegar, or is it time to call one of those professional mold inspection companies?

Based on the description of recurring black spots behind a leaking AC unit in Jumeirah, I strongly advise against a DIY approach and recommend a professional mold inspection. Here’s why.

The climate in Dubai, characterized by extreme humidity and year-round AC use, creates a perfect environment for mold proliferation. The recurring spots indicate an active colony growing inside the wall cavity, fueled by the continuous moisture from the AC leak. Surface cleaning with bleach or vinegar is a temporary fix that addresses only the visible spores, not the root cause. More critically, bleach is mostly water, which can actually feed the mold deeper within the drywall, and its use can release a high concentration of harmful mycotoxins into your indoor air.

UAE building regulations and health guidelines emphasize maintaining indoor air quality. Disturbing mold without proper containment and air filtration, as required by professional remediation standards like IICRC S520, risks cross-contaminating your entire villa.

A certified inspector will not just identify the visible mold but, crucially, use moisture meters and thermal imaging to pinpoint the exact extent of water damage within the wall. They will then take air and surface samples to speciate the mold, which is vital for determining the correct remediation protocol and potential health risks. Attempting this yourself could exacerbate the problem and lead to significant health issues and structural damage.
