Can I safely clean black mold from AC leak myself?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom closet, and now I’m spotting these black, speckled patches on the back wall. It’s been slowly getting worse over the summer with the humidity. I’m worried about it spreading but also hesitant to call maintenance if it’s something I can tackle myself with a good cleaner. Is this black mold something I can safely handle on my own, or do I absolutely need to get a professional involved?

Based on your description, this is a classic case of mold growth caused by a persistent moisture source, which is unfortunately very common in Dubai's climate. The combination of high humidity and condensation from an AC leak creates an ideal breeding ground for mold.

While small, surface-level mold (less than 10 square feet) on a non-porous surface like tile can sometimes be addressed by a knowledgeable homeowner, your situation is different. The mold is on a porous wall surface (drywall/plaster) and is being fed by an ongoing water intrusion from the AC unit. This means the problem is almost certainly more extensive than what is visible on the surface; the moisture and mold growth likely penetrate into the wall cavity itself.

Attempting to clean it yourself with a surface cleaner is ineffective and potentially hazardous. You will not address the root moisture problem, and the mold will return. More critically, aggressive cleaning can aerosolize the spores, spreading them throughout your apartment and posing a significant health risk, especially to those with respiratory issues.

Under UAE regulations, identifying and rectifying the source of moisture is the first and most critical step in any remediation process. This requires a professional inspection. Our certified technicians use moisture meters and thermal imaging cameras to pinpoint the exact extent of the water damage and hidden mold growth. We then follow strict containment and air filtration protocols to safely remove the contaminated materials and eliminate the infestation at its source.

For a situation like yours, a professional assessment is absolutely necessary. I strongly recommend you call our experts at Saniservice for a comprehensive inspection. You can reach us at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a visit.
