Can we fix this AC mold ourselves or need a pro?« Back to Previous Page

The AC in our bedroom in Jumeirah has been leaking a bit and now we’re seeing these black spots spreading on the wall behind the wardrobe. We tried wiping it but the musty smell comes back every time we turn on the aircon. Is this something we can fix ourselves with a cleaner from Ace Hardware, or do we need to call a professional for mold remediation, and what’s the ballpark cost for a small area like that?

That black spot pattern and returning musty smell strongly indicate active mold growth, which requires more than surface cleaning. The leak from your AC has likely soaked the drywall behind the wardrobe, creating a persistent damp environment where mold thrives. In Dubai's high humidity, this is a common issue when condensation problems aren't fully resolved.
For a small, contained area, a thorough DIY approach can sometimes work if the moisture source is completely fixed first. You must repair the AC leak immediately. Then, wearing an N95 mask and gloves, clean the wall with a detergent solution, not just bleach, which only removes the colour. However, if the mold has penetrated the porous drywall or insulation behind it, professional remediation is necessary to safely remove and replace the affected materials and prevent spores from spreading. The musty smell returning when the AC runs is a major red flag; the unit's internal evaporator coil or drip pan is probably contaminated and blowing spores into the room. This requires a separate, specialized AC deep cleaning by a HVAC technician to prevent continuous recontamination. For an accurate assessment, a professional inspection is advised to determine the extent of the damage behind the wall. The cost for a small remediation job is typically more affordable, but get a detailed assessment first, as the final price depends on the depth of the invasion and necessary repairs. |
