Could our AC leak and illness be from black mold?« Back to Previous Page

The AC unit in our Jumeirah apartment has been leaking a bit into the wall behind it for a couple of months, and now I'm seeing these black, speckled patches spreading from the corner. My husband and I have both had this persistent stuffy nose and dry cough that just won't go away no matter what. What are the chances this is black mold and could it actually be making us sick like this?

It is highly probable that your symptoms and the visible growth are connected. In Dubai's climate, AC leaks are a primary cause of indoor mold. The constant humidity and condensation create an ideal environment for mold to flourish inside walls from a persistent leak. The black, speckled pattern you describe is a common visual indicator of a mold colony.

The type is impossible to identify visually, as many species appear black. While "toxic black mold" (Stachybotrys) is less common, any mold proliferation in your living space can cause the exact symptoms you're experiencing—persistent respiratory irritation, stuffy nose, and a dry cough are very typical reactions to mold spores in the air.

For your situation, a professional inspection is strongly recommended. The leak has likely saturated the wall, and the mold growth is probably more extensive behind the surface. A certified inspector can use moisture meters and thermal imaging to assess the damage within the wall cavity without unnecessary demolition. The most critical step is a lab analysis of a sample; this is the only way to accurately identify the mold species and determine the appropriate remediation protocol.

Focus on stopping the source first: have an HVAC technician repair the AC leak immediately. Until the inspection, keep the area well-ventilated and avoid disturbing the growth, as this can release more spores. Remediation for a case like this typically involves controlled removal of affected building materials to properly eradicate the colony.
