Damp drywall after flood: DIY fix or call professionals?« Back to Previous Page

Our ground floor apartment in Jumeirah got about a foot of water during the storm last week. We got the standing water out, but the bottom of the drywall in the living room is still damp and feels soft to the touch, and there's a persistent damp smell that won't go away even with the windows open. Is this something I can fix with a dehumidifier and some DIY skills, or do I absolutely need to call in professional restoration company to tear it out before mold becomes a bigger issue?

Based on the conditions you've described in your Jumeirah apartment, this absolutely requires professional remediation, not a DIY approach. The combination of damp drywall that is soft to the touch and a persistent musty odor are definitive indicators that significant moisture has been absorbed into the building materials and that microbial growth has likely already begun.

The core of the issue is the gypsum core of the drywall. Once it has been saturated and remains damp, it cannot be effectively dried in place. It acts like a sponge, wicking moisture upwards through capillary action far beyond the visible water line. This creates the perfect environment for mold spores, which are ever-present in our Dubai air, to colonize inside the wall cavity—out of sight. That damp smell is a clear sign of this active microbial volatile organic compound (MVOC) off-gassing.

Simply running a dehumidifier will only address ambient humidity, not the moisture trapped within the porous materials. This is a critical violation of UAE health and safety standards for indoor environments, particularly for multi-unit buildings where cross-contamination is a risk.

The only proper protocol is to call a professional restoration company. We must perform emergency water extraction, then use moisture meters to map the full extent of saturation. The affected drywall will need to be removed—typically 12-18 inches above the visible water line—to access and dry the wall cavity, insulation, and framing studs. This is followed by industrial-grade drying equipment (air movers, dehumidifiers) and a thorough antimicrobial application to ensure the area is sanitized and safe before reconstruction can even be considered.

Do not delay. Mold can establish itself within 24-48 hours. For an immediate inspection and to prevent a much larger and more hazardous problem, you need to call our team at 800-MOLDS or email hello@saniservice.com.
