Damp wall and black mold after leak: proper inspection steps?« Back to Previous Page
|
The wall behind our bedroom wardrobe in our Jumeirah villa has started to feel damp, and we just found a small patch of black spots. We had a bit of a leak from the upstairs bathroom a couple of months ago that was fixed, but I’m worried the moisture got trapped inside the wall. What’s the best way to get a proper inspection done to find the source and make sure it doesn’t spread, and should I get an AC duct cleaning checked as part of it?

A damp wall with black spots after a leak is a classic sign of moisture trapped within the building structure. The humid Dubai climate can cause this residual dampness to fuel mold growth long after the initial leak is fixed.
For a proper inspection, you need a professional who uses moisture meters and thermal imaging cameras to map the exact extent of water intrusion inside the wall cavity. This is critical, as the visible spot is often just a fraction of the problem. They should also inspect the adjacent AC ducts, as mold spores from the wall can be drawn into the ventilation system and spread. In Dubai's year-round AC environment, this is a common secondary issue. A thorough inspection will identify the true source—whether it's residual moisture from the old leak, a new condensation issue, or a failing seal. They should provide a detailed report with moisture level readings and scope of contamination. For verification, the best practice is to have any mold samples cultured at a microbiology lab to identify the species, as this determines the appropriate remediation protocol. This diagnostic approach, rather than just surface cleaning, is what prevents recurrence in our challenging climate. |
