DIY mold cleanup enough for AC smell and black spots?« Back to Previous Page

The AC in my apartment in Downtown Dubai has been blowing out a faint, damp smell for the past couple of weeks, and now I’m seeing small black spots around the air vent in the master bedroom. I’m handy with tools, but I’m not sure if this is something I can just clean with bleach myself or if I need to call a professional to check inside the ducts. Is a DIY mold cleanup enough for this, or is it a bigger job?

The black spots and damp smell suggest mold growth inside your AC system, which is common in Dubai's climate due to high humidity and constant condensation in AC units. A surface clean with bleach is a temporary fix; it may remove visible spots but won't address the root colony inside the ducts or evaporator coil, allowing it to return quickly.

For a small, isolated spot directly on the vent cover, you can clean it yourself with a microfiber cloth and a solution of detergent and warm water. However, if the spots are around the vent or you smell odor when the AC runs, the source is almost certainly inside the system, which requires professional inspection and remediation. Opening AC ductwork yourself is not advised and may violate building regulations in many Dubai apartments.

Professional inspection is recommended here. They use borescopes to visually confirm growth inside ducts and on the coil—the most common source of the damp smell. Remediation involves specialized HEPA vacuuming and antimicrobial treatment of the entire contaminated section. In many Downtown Dubai buildings, the AC system is interconnected, so a problem in one unit can affect others, making proper containment during cleaning critical.

For verifiable results, the process should end with testing to confirm spore counts have returned to normal indoor levels, which is a standard practice for science-driven providers.
