DIY mold removal or professional for large Mirdif villa wall?« Back to Previous Page

We've lived in our villa in Mirdif for 2 years and just noticed a large patch of black mold spreading on the wall behind our wardrobe, probably from a slow AC leak. The musty smell in the bedroom is really strong now, and I'm worried about my family's health. Is this something I can tackle myself with bleach from ACE, or do I absolutely need to call in a professional mold remediation company? If I need a pro, what's a realistic cost range for treating a wall area about 2 meters wide?

Based on the description of a large, spreading patch of black mold with a strong musty smell in your Mirdif villa, my professional recommendation is unequivocally to call a professional remediation company immediately. This is not a DIY job for bleach from ACE.

The combination of a probable slow AC leak and Dubai's high ambient humidity creates a perfect environment for aggressive mold growth, often penetrating deep into the building materials and potentially the AC system itself. The strong musty odor indicates active microbial volatile organic compound (MVOC) production, which is a significant health concern. Surface cleaning with bleach will only temporarily remove the visible colony; it will not address the root moisture problem or the hyphae (roots) growing within the gypsum board and insulation. Disturbing it improperly can also aerosolize a high concentration of spores, exacerbating the health risk to your family.

For a contaminated wall area of approximately 2 meters, the remediation process is extensive. It requires professional containment with negative air pressure, HEPA filtration, safe removal of affected drywall and insulation, chemical biocides to neutralize the mold, and finally, reconstruction. In the UAE, this work should adhere to standards like the Abu Dhabi EHSMS and Dubai Municipality guidelines. Realistic cost for a proper job of this scale, including inspection, remediation, and post-clearance testing, typically ranges from AED 3,500 to AED 8,000, depending on the extent of hidden damage.
