DIY mold removal or professional help for AC unit?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making us all cough, and when I pulled the filter out last weekend, the inside of the unit and the wall behind it were covered in black spots. I tried cleaning it with bleach, but the smell is still really strong. Is this something I can tackle myself with a proper mold spray, or do I need to call a professional mold inspection company to make sure it's not spreading inside the walls?

Based on your description, this requires professional inspection. Visible black growth inside the unit and on the wall, combined with persistent respiratory symptoms and a strong smell after a bleach attempt, indicates a significant issue that is likely beyond a surface-level DIY fix.

In Dubai's climate, AC units are a primary source of condensation and constant moisture, creating an ideal environment for mould to thrive and penetrate porous materials like drywall. The concern is that the mould you see is likely part of a larger colony growing inside the ductwork or wall cavity, which you cannot properly assess or remediate without specialized equipment. Bleach is ineffective on porous surfaces and can actually aggravate the problem by adding moisture.

A certified mould inspection involves using moisture meters and borescopes to check inside walls and air quality tests to identify spore types and concentrations. This is critical because the species (e.g., Cladosporium vs. Stachybotrys) determines the health risk and remediation protocol. For a situation involving structural elements and health symptoms, a professional assessment is the only way to verify the full extent and ensure it is resolved safely and completely, preventing recurrence.
