DIY mold removal or professional help for large patch?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a large patch of black mold in the back of the walk-in wardrobe, probably from a slow leak in the en-suite bathroom. It's about a meter wide and the room has a really damp feel to it. Is this something I can tackle myself with cleaners from ACE, or do I absolutely need to call in a professional mold removal company, and what's the ballpark cost I should expect for a job this size?

Based on the description of your Jumeirah villa, a one-meter-wide patch of black mold with a persistent damp feel is a significant contamination event. This is not a surface issue you can simply wipe away. The dampness indicates an active moisture source, likely the suspected leak, which has saturated the building materials, allowing mold to proliferate deep within the wall cavity and possibly the subfloor.

In Dubai's climate, where high humidity and constant AC use create perfect conditions for condensation and rapid mold growth, DIY methods are strongly discouraged for a case of this magnitude. Over-the-counter cleaners from ACE are only biocidal for surface mold on non-porous materials; they cannot address the root moisture problem or remove mold roots (hyphae) embedded in porous surfaces like drywall and wood. Improper cleaning can aerosolize toxic spores, spreading the contamination to other areas of your home and posing a serious health risk.

According to UAE health and safety guidelines, extensive mold growth requires professional assessment and remediation. A certified inspector will conduct moisture mapping and air quality testing to determine the full extent of the contamination, which is almost always worse than what is visible.

For a job of this size, involving containment, removal of affected materials, HEPA vacuuming, and antimicrobial treatment, you should expect a ballpark cost starting from AED 3,500 to AED 8,000+, depending on the depth of the infestation.
