Dusty AC in kids' room: faulty unit or just dirty ducts?« Back to Previous Page

Our family villa in Jumeirah has two AC units, and the one in the kids' bedrooms constantly leaves this gritty dust on everything, while the one in the living area doesn't. I’m vacuuming every other day and I’m worried they're breathing that in. What's the difference between a ducted AC unit that needs cleaning versus one that might be faulty and leaking particles?

Good question. This is a very common issue here in Dubai, especially in villas. The gritty dust you're describing is a clear red flag. The key difference lies in the source and nature of the contamination.

A unit that just needs cleaning typically blows out settled, finer dust that has accumulated in the ductwork over time. This is often a general, lighter dust.

What you're describing—gritty, persistent dust that accumulates rapidly—strongly suggests a compromised system. The grit often comes from the internal insulation of the ducts themselves. In our climate, the constant cycling of hot, humid air and cold AC causes condensation. If the drainage is slightly faulty or the duct seals are old, this moisture degrades the fiberglass liner inside the ducts. The AC fan then blows these tiny fiberglass and mold-laden particles directly into the room. This is not just dirt; it's degraded material from the system.

Given this is in your children's bedroom, I cannot stress enough the need for a professional inspection. Breathing this particulate is a known irritant. Dubai Municipality has clear guidelines on indoor air quality, and a compromised AC system is a primary violation.

We use specialized borescope cameras to inspect the duct interiors without damage, identifying if it's simple dirt, microbial growth, or serious duct liner degradation. Please do not attempt to clean this yourself, as disturbing it without proper containment and HEPA filtration will make the problem much worse.

Call our team for a proper assessment. We can identify the exact source and recommend the correct remediation, be it a deep hygienization or duct sealing.

Call 800-MOLDS or 800-66537 to schedule an inspection.
