First steps for mold inspection in Dubai?« Back to Previous Page

My kids have been coughing for a couple of weeks and I suspect it's mold. I just pulled back the corner of the carpet in our Mirdif villa's guest bedroom and found a bunch of black spots along the wall where it meets the floor. We had that small leak from the AC condensation pipe a few months ago and I guess it wasn't dried properly. What's the first step I should take for a proper mold inspection here in Dubai?

Stop all activity and do not disturb the area further. In Dubai's climate, that hidden moisture from an AC leak can lead to rapid mold growth, which is a likely culprit for persistent coughing.

Your first step is a visual assessment without spreading spores. Lightly mist the black spots with water from a spray bottle to dampen them—this temporarily prevents spores from becoming airborne. Then, seal off the room by closing the door and placing a towel at the base to contain the area. Ensure your AC is turned off to avoid circulating any potential contaminants throughout the villa.

For a situation like this with visible growth and a known water source, a professional inspection is strongly recommended. They will conduct two key actions: moisture mapping to find the full extent of water damage inside the walls and floor, and air/surface sampling to be analyzed by an accredited microbiology lab. This identifies the mold species and spore concentration, which is critical for understanding the health risk and planning the correct remediation method.

Do not attempt to clean it with bleach or other household products, as improper handling can make the problem significantly worse by dispersing spores. The remediation process must address the source of the moisture first, remove the contaminated materials like carpet and drywall safely, and properly dry the structure to prevent recurrence.
