We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some storage boxes. It’s on the wall and it wasn't there when we did a deep clean a few months ago. I'm worried it's from a hidden leak or maybe the AC unit. What's the best way to handle this properly here in Dubai—should I call the building management first or get a specialist to check it out myself?

First, document the mold with clear photos and move the storage boxes away from the wall to allow the area to breathe. This is a common issue in Dubai due to our high humidity and constant AC use, which can create condensation points on cooler exterior walls.

You should notify your building management immediately. Under typical Dubai tenancy contracts and building regulations, they are responsible for investigating and repairing structural issues, including potential hidden leaks in the external walls or plumbing. They will likely send their maintenance team to check for a leak source first.

However, if the building management cannot find a source or the problem persists, a specialist inspection is recommended. A professional can use moisture meters and thermal imaging to locate the exact moisture source, which isn't always obvious. They can also take a sample for lab analysis to identify the mold type, which is important for determining the correct remediation method, as some species require more aggressive containment.

For a patch that appeared quickly, the cause is often a single event, like a small leak from an AC condensate drain line or humidity driven condensation. Until it's addressed, keep the area dry and well-ventilated. Simply wiping it with a bleach solution is not a long-term solution and won't work if the moisture source remains active.
