Found black mold in Dubai rental. Tell landlord?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the shoe rack. It's on the wall and it feels slightly damp, which is worrying since that's an interior wall. The weather has been so humid lately that I think it's made it worse. What's the best way to treat this myself, and should I be reporting this to my landlord in Dubai?

As a certified mold inspection and remediation specialist operating in Dubai, I can confirm that your discovery of black mold on an interior wall is a significant concern that warrants immediate and professional attention. The dampness you describe indicates an active moisture issue, which is critical to address.

Under UAE rental law (Law No. 26 of 2007), landlords are legally obligated to provide a habitable property and are typically responsible for addressing structural defects, including moisture intrusion and mold resulting from faulty construction, leaking central AC systems, or inadequate waterproofing. You must formally report this in writing to your landlord or property management company immediately. This creates a legal paper trail and triggers their responsibility to investigate and rectify the source of the moisture. Do not attempt a DIY remediation on a structural issue, as this could inadvertently void your rights or mask the underlying problem, allowing it to worsen.

The Dubai climate, with its extreme humidity and year-round reliance on AC, creates perfect conditions for mold when a hidden moisture source is present. The mold behind your shoe rack is likely a symptom of a larger issue, such as a concealed pipe leak, condensation from an AC duct, or capillary rising damp from the slab. Simply cleaning the visible patch is ineffective and potentially hazardous, as disturbing it can release harmful spores into your living space.

For a definitive diagnosis of the moisture source and a comprehensive remediation plan, a professional inspection is essential. Our team at Saniservice uses thermal imaging cameras and moisture meters to accurately pinpoint the cause. I strongly recommend you contact us for a professional assessment.
