Found black mold under my AC leak; DIY or hire pro?« Back to Previous Page

The AC in our villa in Al Barsha has been leaking for a while, and I just pulled back the corner of the carpet in the master bedroom to find a huge patch of black mold on the concrete underneath. It’s been humid for the last month and the musty smell is really strong now. What’s the best way to handle this properly, and should I hire a professional mold remediation company here in Dubai or is it something I can tackle myself with the right products?

The size and location of this mold growth require a professional remediation company. In Dubai's climate, mold on porous materials like concrete and carpet backing can penetrate deeply, and improper DIY removal can aerosolize spores throughout your villa.

A professional team will first identify and fix the AC leak to prevent recurrence. They then isolate the contaminated area with physical barriers and negative air pressure to prevent cross-contamination. The concrete will likely require specialized abrasive cleaning, and the carpet and underlay are almost certainly unsalvageable and must be disposed of. The process concludes with HEPA vacuuming and air scrubbing to remove airborne particles.

For a smaller patch on a non-porous surface, DIY with a bleach solution might be feasible. However, given the extent you describe, the hidden nature under carpet, and the strong musty odor indicating active colonization, a professional approach is the only way to ensure it is thoroughly and safely resolved. The humidity will cause it to return rapidly if not handled correctly. Look for a provider that offers a post-remediation verification test from an independent lab to confirm the space is within acceptable mold spore levels.
