Found black mold under shower sealant. How urgent is it?« Back to Previous Page

My bathroom in my Jumeirah Village apartment has had this musty smell for weeks, but I just pulled back the silicone sealant around the shower and found a bunch of black spots underneath. I’ve been so busy with work and just kept ignoring the smell until now. How urgent is it that I get a professional to deal with this, or can I handle it myself with some bleach over the weekend?

Black mold under silicone sealant requires immediate attention, not just for the smell but for potential health and structural risks. In Dubai's high humidity, this moisture problem will not resolve itself and will likely worsen. The urgency depends on the extent, but visible growth under sealant suggests it has been active for some time.

For a small, surface-level patch (under a few square inches), you can attempt to clean it yourself. However, bleach is not recommended; it is mostly water and can feed the mold roots deep in porous surfaces. Use a dedicated EPA-approved mold cleaner or a vinegar solution. The critical step is to completely remove the old silicone, thoroughly dry the area, and apply a high-quality, mold-resistant sealant.

If the area is larger than a small patch, if the smell is strong, or if you have respiratory issues, a professional inspection is strongly advised. Mold can spread behind tiles and into wall cavities, which DIY cleaning cannot address. A proper assessment from a company with a microbiology lab can identify the species and the moisture source, which is essential for a permanent fix. In many Dubai apartments, the leak may originate from adjacent units or plumbing, requiring a managed solution.
