Found mold in Dubai rental; report landlord or clean first?« Back to Previous Page

My kids have been coughing for a couple of weeks and I finally checked behind the wardrobe in their bedroom. I found a huge patch of black mold on the wall, probably from a slow AC leak I didn't notice. What's the fastest way to get this professionally cleaned and treated here in Dubai, and should I be reporting this to my landlord first?

Report this to your landlord immediately in writing, as they are legally responsible for maintaining the property under Dubai rental law. Do not clean it first, as this could alter or remove evidence of the underlying issue, which is the AC leak.

The fastest professional approach is a two-step process: first, a certified mold inspector should conduct an assessment, including moisture mapping and often an air quality test, to identify the full extent and species. This documented report, frequently required by landlords, proves the severity and source. Then, a remediation team isolates the area, removes the contaminated materials, and uses HEPA filtration to clean the air. Simply wiping the visible mold is ineffective and dangerous, as it aerosolizes spores.

Given Dubai's high humidity and constant AC use, the leak must be repaired by an HVAC technician to prevent immediate recurrence. For your children's health, keep them out of the room until remediation is complete. The inspector's final clearance test, showing spore counts have returned to normal background levels, is the only way to verify the job was done correctly.
