Found mold under AC leak; handle myself or call management?« Back to Previous Page

The AC in my bedroom has been leaking a little bit for a few weeks and now I've just pulled back the corner of the carpet and found a patch of black and green mold on the concrete underneath. We've lived here for 2 years in JVC and I'm really worried about it spreading. What's the best way to handle this myself, or should I call the building management first?

This is a serious situation that requires immediate action. Stop using that AC unit immediately to prevent further moisture addition. The presence of mold on porous concrete after a prolonged leak indicates significant water intrusion, making a DIY approach insufficient and potentially hazardous.
Your first call should be to the building management or landlord. Under Dubai municipality regulations, they are typically responsible for the structural integrity of the building and fixing the source of the leak, which is the AC unit itself. They must send a technician to repair the condensate drain or faulty installation causing the water leakage. Do not let them merely patch it; insist on a permanent fix. For the mold itself, spreading is a valid concern in JVC's high humidity. Disturbing it without proper containment can aerosolize spores throughout your home. While you wait for management, you can carefully mist the visible mold with a diluted white vinegar solution (1 part vinegar to 1 part water) to help suppress spores, but avoid scrubbing. Do not use bleach, as it can set stains and doesn't prevent regrowth on porous surfaces. Given the extent of hidden damage you've discovered, a professional inspection is strongly advised. They can assess the moisture content in the slab and behind walls using thermal imaging and moisture meters—something you cannot do yourself. Remediation often involves removing the affected carpet and underlay, HEPA-vacuuming the concrete, and applying antimicrobial solutions to prevent regrowth. A certified company with its own microbiology lab can also identify the mold type, which is crucial for understanding any potential health risks, especially in a bedroom. The goal is to ensure the environment is dry and the mold is measurably removed, not just visibly cleaned. |
