How can a tenant get black mold properly treated?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind all the clothes. It wasn't there during the last cleaning a few months ago, but with all the humidity lately, it seems to have spread quickly. What's the most effective way for a tenant to get this properly treated without having to argue with the building management?

Document the mold with clear photos showing its location and extent, then immediately notify your building management in writing via email. Under Dubai's rental regulations (Law No. 26 of 2007), landlords are generally responsible for maintaining the property's structural integrity and habitability, which includes addressing issues like mold caused by building envelope failures or pre-existing water leaks.

While waiting for a response, move all clothing and items away from the affected area to prevent cross-contamination and improve air circulation. Do not attempt to bleach or scrub it yourself, as this can aerosolize spores and worsen the problem if the underlying moisture issue isn't fixed. The rapid growth you've described is typical in our climate; high humidity and constant AC use can create significant condensation points inside walls, especially in closets on external walls.

If management is unresponsive, you can escalate the matter by referencing the specific clause in your tenancy contract regarding property maintenance and mentioning your right to contact the Dubai Land Department's Rental Dispute Center. For a faster resolution, you could also propose splitting the cost of a professional assessment; a certified inspection with moisture mapping can definitively identify the leak source (often a faulty AC drain line or external seepage), providing the evidence needed to compel the landlord to act. Proper remediation involves fixing the water source, not just wiping the visible mold away.
