How can I permanently stop bathroom mold in my apartment?« Back to Previous Page

The bathroom in my Marina apartment has no window and the humidity is just brutal. Every few months, black mold spots keep reappearing in the grout between the tiles, no matter how much I scrub them with bleach. I run the exhaust fan during showers, but it doesn't seem powerful enough. What’s the most effective long-term solution to kill this mold for good and stop it from coming back?

Bathroom mold in a Marina apartment is a classic Dubai issue, driven by the extreme humidity and lack of ventilation. Bleach only bleaches the visible surface mold; it doesn't kill the roots (hyphae) deep within the porous grout, which is why it consistently returns.

Your exhaust fan is likely undersized for the space. To be effective, it should be powerful enough to hold a piece of toilet paper against the vent grille when running. Consider upgrading to a higher-capacity model, measured in CFM (Cubic Feet per Minute), and run it for at least 30 minutes after every shower.

For a lasting solution, you must control the humidity. A standalone dehumidifier is the most effective tool for a windowless bathroom. Run it regularly to keep relative humidity below 60%, the threshold where mold struggles to grow. Wiping down all wet surfaces—tiles, glass, walls—immediately after showering is also critical to remove the moisture source.

For the existing mold, scrubbing with a dedicated EPA-approved fungicidal cleaner is more effective than bleach for porous surfaces. If the mold reappears within weeks despite these efforts, the colonization within your walls may be extensive. In such cases, the grout may need professional sealing or replacement, and the wall cavity behind should be inspected for hidden growth. A professional inspection with moisture meters and, if necessary, lab testing can identify the full scope of the problem.
