How can I stop my AC leak and prevent mold?« Back to Previous Page

The AC in my apartment seems to be constantly leaking water into the closet where the unit is housed in our master bedroom. Every time I wipe it up, the dampness and that tell-tale earthy smell comes back within a day. We’re in an older building in Bur Dubai and I’m worried this constant moisture is going to cause a serious mold problem behind the walls. What’s the most effective way to stop this leak and prevent mold from growing there for good?

The constant AC leak you're describing is a classic and serious mold risk scenario, particularly in Bur Dubai's older buildings. The "earthy smell" is a strong indicator that microbial growth has already begun. This is a two-part problem: resolving the moisture source and addressing the resulting contamination.

First, the leak itself. In the UAE's high humidity, AC units produce significant condensate. The most common causes are a blocked condensate drain line due to algae or dust, a dislodged drain pan, or a malfunctioning condensate pump. For a permanent fix, the drain line must be professionally flushed and treated with an algaecide. The drain pan should be re-leveled and the pump inspected. Simply wiping the water is insufficient as moisture is wicking into the porous building materials, creating the perfect environment for mold within the wall cavity.

Given the persistent smell, it is highly likely that mold is already present behind the walls. In such enclosed spaces, it can proliferate on the back of drywall and insulation. DIY cleaning is not advised, as disturbing it can aerosolize spores and contaminate other areas of your apartment.

The most effective course of action is a professional inspection. We use borescopes to visually inspect inside walls and air quality tests to identify spore types and concentration levels, which is crucial for determining the correct remediation protocol. All remediation work in Dubai must comply with strict DM guidelines and standards like NADCA ACR-2016 to ensure it is done safely and effectively.
