How do I permanently fix AC leak and mold growth?« Back to Previous Page
|
The AC in my apartment seems to be constantly leaking a little water into the closet where the unit is, and now I’m seeing these black speckles on the wall and a damp patch on the carpet. I’ve wiped it down twice but it keeps coming back, especially with this humidity. What’s the best permanent fix I can do myself to stop the mold from growing back?

The black speckles you're seeing are almost certainly mold growth, a direct result of the persistent moisture from your AC leak. In Dubai's high-humidity climate, this is an extremely common and serious issue. The damp patch on the carpet is a major concern, as mold can penetrate deep into the backing and underlay, making a simple wipe-down ineffective and merely a temporary cosmetic fix.
The permanent solution is a two-step process: stopping the moisture source and properly remediating the existing mold. First, you must address the AC leak. The most common causes are a clogged condensate drain line or a damaged/improperly installed drain pan. Locate the condensate drainpipe (usually a white PVC pipe) and check for blockages. Flushing it with a mixture of hot water and vinegar can sometimes clear minor clogs. However, if the leak persists, this indicates a more complex HVAC issue that requires a certified AC technician to resolve permanently. Second, and critically, the mold must be professionally addressed. Wiping visible growth does not eliminate the microscopic spores or the hyphae roots growing into the porous wall and carpet materials. In accordance with UAE standards for environmental health, proper remediation involves containment of the area, HEPA-filtered air scrubbing to capture airborne spores, and the safe removal and disposal of contaminated porous materials like that section of carpet and potentially the drywall. Applying an EPA-approved antimicrobial agent is essential to prevent regrowth. Given the recurring nature of the problem and the health risks associated with black mold, I strongly recommend a professional inspection. Our certified team at Saniservice can identify the exact species of mold, assess the extent of the contamination, and execute a complete remediation protocol to ensure your apartment is safe and healthy.
