How to clean AC mold and call maintenance?« Back to Previous Page

The AC in my bedroom has been making this weird damp smell for the last couple of weeks, and I just found black spots around the vent on the ceiling. We keep the temperature low at night and I'm worried all that humidity is getting trapped inside the unit. What's the best way to clean this myself to stop it from spreading, and should I be calling my building's maintenance to look at the main AC system?

That damp smell and black spots are classic signs of condensation and microbial growth inside your AC unit, a very common issue here due to our high humidity and year-round AC use. For a small, visible area on the vent cover, you can clean it yourself. Turn the AC off at the thermostat. Wear an N95 mask and gloves. Use a cloth with a mixture of warm water and a few drops of mild detergent or white vinegar to wipe the vent cover. Do not attempt to clean inside the ductwork or the unit's internal coil yourself, as this can disperse spores.

You should absolutely call your building's maintenance to inspect the main AC system. The internal drip pan and cooling coils are likely the primary source of the moisture and growth, and these require professional cleaning. Dubai's DHA regulations hold building owners responsible for maintaining central AC systems to prevent microbial contamination that affects indoor air quality. Request that they check the condensate drain line for clogs and ensure the unit is properly insulated to prevent condensation—a frequent cause when units are set to very low temperatures in our climate. If the smell persists after their cleaning, a professional indoor air quality assessment with surface and air sampling can identify the specific type of growth and its source.
