How to clean AC mold and is landlord responsible?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be blowing out a damp, earthy smell, especially when I first turn it on in the evening. I just cleaned the visible dust from the vents, but I noticed a few black specks around the edges that I'm worried could be mold. With the humidity rising again, I'm really anxious about it spreading. What's the most effective way to get the AC unit in my bedroom professionally cleaned to kill any mold, and is this something my landlord is required to handle, or should I arrange it myself?

That damp, earthy smell is a classic sign of microbial growth inside your AC system, and those black specks around the vents are a strong visual indicator. The high humidity in Dubai provides the perfect environment for mold to thrive in AC units, especially when condensation builds up inside the ducts.

For a proper cleaning that addresses mold, a standard wipe-down is insufficient. The most effective method is an antimicrobial steam cleaning or dry vapor treatment of the entire internal evaporator coil and air handling unit, followed by a thorough duct cleaning. This process is designed to kill existing growth, not just dislodge dust. The key is to hire a provider that offers before-and-after testing to verify the results, as a clean-looking vent cover doesn't confirm the system is mold-free.

Under Dubai's rental law (Law No. 26 of 2007), landlords are typically responsible for maintaining the central structure and fixed mechanical systems of the property, which includes the central AC unit and its core components. You are generally responsible for the maintenance of the filters and any portable units. However, if the mold in the AC system is affecting indoor air quality and posing a potential health risk, it often falls under the landlord's obligation to provide a habitable property.

Your best course of action is to formally notify your landlord or property manager in writing about the issue, describing the smell and visible signs. Request that they arrange for a professional inspection and necessary remediation. Given the climate, addressing this promptly is important to prevent it from spreading further through the ductwork. If they are unresponsive, you may reference your right to a habitable environment as per the rental contract.
