My kids have been coughing and I suspect our bedroom AC unit is to blame. I finally pulled the filter out and the back of it, near the drainage area, is covered in this black, slimy dust. We live in an older building in Bur Dubai and I’m worried the entire unit might be contaminated. What’s the most effective way to clean the AC system and prevent this nasty mold from coming back every summer?

That black, slimy substance is a clear sign of microbial growth, almost certainly mould and bacteria thriving in the condensation from your AC. In Dubai's climate, this is a common issue, as high humidity and constant AC use create the perfect damp environment for it to flourish.
For a surface-level issue confined to the filter, a deep clean may suffice. Shut off the power to the unit. Remove the filter and wash it with a mixture of warm water and a few drops of mild detergent, then thoroughly rinse and allow it to dry completely. Wipe down the accessible interior surfaces, like the evaporator coils and drain pan, with a diluted white vinegar solution. Never use bleach, as it can corrode metal components and its fumes will be circulated. However, if the growth is extensive, slimy, and located deep near the drainage system, a professional inspection is strongly advised. In older Bur Dubai buildings, internal drainage lines can be clogged or improperly sloped, causing stagnant water that is a persistent source of contamination. A proper remediation involves specialized equipment like steam cleaners and antimicrobial coatings applied by certified technicians to address the root cause. To prevent recurrence, the single most important step is ensuring proper drainage. Pour a cup of diluted white vinegar down the condensate drain line monthly to prevent algae clogs. Keep the filter clean, checking it every month during peak summer and replacing it as needed. Maintaining a relative humidity level below 60% inside your home, potentially with a standalone dehumidifier, can also help reduce the moisture that mould needs to grow. |
