How to clean AC mold and prevent it in Al Barsha?« Back to Previous Page

The AC in our bedroom has been leaking a little bit of water onto the carpet for a while. I just pulled the carpet edge back and found a few small black patches of mold near the wall. We live in a villa in Al Barsha and I’m worried it will spread with the summer humidity. What’s the best way to clean this and stop the AC from causing it again?

The immediate priority is fixing the AC leak, as continuous moisture will make any cleaning pointless. The water is likely due to a clogged condensate drain line, a very common issue in Dubai's AC-dependent climate. A certified HVAC technician can clear the blockage and ensure the unit is draining properly.

For the mold itself, if the affected area is small (under 1 square meter) and you have no respiratory issues, you can clean it yourself. Wear an N95 mask and gloves. Scrub the patches with a mixture of detergent and water, then wipe with a solution of one part white vinegar to four parts water. Allow the area to dry completely for 24-48 hours with a dehumidifier or fan running; this is critical in Al Barsha's humidity.

However, because the mold is on porous carpet and the leak has been ongoing, there is a high chance of growth beneath the carpet or inside the wall. Surface cleaning may not address the full extent. For a hidden leak of unknown duration, a professional inspection is strongly recommended to assess the substrate with moisture meters and borescopes. They can confirm if the carpet underlay or wall cavity requires remediation to prevent spores from spreading through your home's air.

To prevent recurrence, ensure your AC unit receives bi-annual maintenance, including cleaning the drip pan and condensate line. Keeping indoor humidity below 60% with a dehumidifier can also significantly slow mold regrowth.
