How to clean AC mold and prevent recurrence?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in our master bedroom, and now I’m seeing these small black spots starting to form on the baseboard behind the nightstand. We’ve lived here for 2 years and just noticed this, and I'm worried it's the start of a bigger problem, especially with the humidity. What’s the best way to clean this up myself and stop the mold from coming back?

The black spots are likely mold growth caused by the AC condensation leak and Dubai's high humidity. First, fix the leak—this is critical. Check if the drain line is clogged or the drain pan is cracked; these are common issues. Until the leak is stopped, mold will return.

For cleaning small areas, wear an N95 mask and gloves. Use a solution of one part white vinegar to four parts water or a dedicated EPA-approved mold cleaner. Scrub the affected baseboard gently, then dry it thoroughly with a fan. Do not use bleach, as it only removes surface discoloration and doesn't kill the mold roots.

Preventing recurrence requires controlling moisture. Ensure the leak is fully repaired. Keep the area dry and well-ventilated. In Dubai's climate, running a dehumidifier in the room can help, especially during more humid periods, to keep relative humidity below 60%.

For a leak that has been ongoing for two years, the mold growth might be more extensive inside the wall or under the carpet. If the area is larger than one square meter, you notice a persistent musty odor, or anyone in the household experiences respiratory issues, a professional inspection is recommended. They can use moisture meters and borescopes to assess hidden damage and a lab can identify the mold species to guide the proper remediation protocol.
