How to clean AC mold and who to fix leak?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little water onto the carpet below the vent, and now I'm seeing a few small black spots on the wall behind the curtain. I thought it was just dust, but it won't wipe away. What's the best way to clean this small patch on the wall and who should I call to fix the AC unit to stop it from happening again?

That black spot is likely mold, a common issue here due to condensation from AC leaks in Dubai's high humidity. The priority is stopping the moisture source first, otherwise the mold will return after cleaning.

For the small patch on a hard wall surface, wear a mask and gloves. Gently scrub the area with a mixture of water and detergent. Avoid bleach, as it doesn't kill the roots and can damage paint. Dry the area thoroughly immediately after cleaning.

However, cleaning is only a temporary fix. The AC leak must be addressed. This could be a clogged condensate drain line, a faulty drain pan, or incorrect unit levelling. You need a certified HVAC technician to diagnose and repair the leak. Do not call a general handyman; look for a company specializing in AC maintenance and repair.

Given the mold presence, the leak has likely been active for a while. It is advisable to also have the AC unit and internal ductwork inspected for microbial growth. A professional mold assessment from a company with a microbiology lab can identify the species and extent of contamination, which is often not visible. This step is crucial if household members experience allergies or respiratory issues. Fixing the leak and ensuring the entire system is clean is the only way to prevent recurrence.
