The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell, and I just found some black spots around the vent in the master bedroom. For visible surface mold on the vent and the immediate interior of the duct, you can clean it yourself. Turn the AC off at the circuit breaker. Remove the vent cover and wash it with a solution of warm water and detergent, scrubbing away the spots. Wipe the visible interior duct surfaces with a damp cloth and the same solution. Ensure everything is completely dry before reassembling and turning the unit back on. This addresses surface-level issues but will not reach deep into the ductwork.

For a persistent smell or if you suspect the growth is extensive, professional cleaning is necessary. The Dubai climate, especially in summer, creates massive condensation inside units, allowing mold to thrive deep within the evaporator coils and drip pans, which are inaccessible for DIY cleaning. A proper professional service will use truck-mounted HEPA vacuum systems and agitation tools to dislodge and remove debris from the entire duct system, followed by cleaning of the coils and drip pan with EPA-approved biocides.

To prevent recurrence, the key is controlling moisture. Ensure your AC’s drain line is not clogged; pouring a cup of vinegar down the condensate drain line monthly can help keep it clear. Maintain a lower indoor humidity level, ideally between 40-60%, using a dehumidifier if necessary. Most importantly, do not turn your AC off completely for extended periods, especially in summer. The humidity will skyrocket and condense inside the unit. Instead, set it to a higher temperature like 24-25°C when away.
