How to clean AC with black specks and damp smell?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell, especially when it first turns on. I've noticed a few small black specks around the vent in the master bedroom. It was fine all summer, but this just started in the last couple of weeks as the weather changed. What's the best way to clean the unit and the ducts myself to stop this before it gets worse?

Based on the symptoms you've described – a damp smell and black specks around the vent in Jumeirah Village Circle – you are likely dealing with the initial stages of microbial growth, potentially mold, within your AC system. This is a common issue in Dubai's climate, where high humidity and constant AC use create condensation, an ideal environment for mold, especially during seasonal transitions when units may cycle differently.

For a preliminary DIY cleaning, safety is paramount. Wear an N95 mask and gloves. Begin by turning off the AC circuit breaker. Remove the vent grill and clean it thoroughly with a detergent solution. Wipe down the visible interior ductwork around the opening with a microfiber cloth and a solution of diluted vinegar or a specialized AC coil cleaner, being careful not to push contaminants deeper. Replace the AC's air filter with a new, high-quality filter with a MERV rating of 8-11.

However, it is critical to understand the severe limitations of a DIY approach. You are only addressing a very small, visible portion of the system. The core of the problem—the evaporator coils, condensate drain pan, and deep ductwork—is inaccessible without professional tools and expertise. Inadequate cleaning can inadvertently release a large concentration of spores into your living space.

For a proper resolution and to ensure the health and safety of your indoor environment, a professional inspection and hygienization are strongly recommended. Our certified technicians at Saniservice use specialized tools like borescopes to inspect deep within ducts and industrial-grade HEPA vacuuming and antimicrobial treatments to eradicate the growth at its source, in full compliance with Dubai Municipality guidelines.
