The AC in my apartment in Jumeirah seems to be blowing out a faint, damp smell, especially when it first turns on. I’ve noticed small black spots starting to form around the edges of the vent in the living room. With the humidity rising again, what’s the most effective way to clean the unit and the ducts to stop this from getting worse?

That damp smell and visible black spots are classic signs of condensation buildup and microbial growth, a very common issue in Dubai due to our high humidity and constant AC use. The first step is to turn off the unit to prevent it from spreading spores.

For the vent cover, remove it and wash it with a solution of warm water and a few drops of mild detergent. Scrub the black spots with a soft brush, rinse thoroughly, and let it dry completely before reinstalling. Do not use bleach, as it can damage surfaces and its fumes are hazardous when circulated.

However, cleaning the vent only addresses the visible part. The smell indicates growth is inside the unit, likely on the evaporator coils or in the drip pan where moisture accumulates. This requires a deeper clean. You can try to access the interior after shutting off power and carefully clean the coils with a coil cleaner spray, ensuring you follow the product instructions. The drain pan and line should be flushed with a mixture of water and vinegar to clear sludge.

For a persistent smell or if you see extensive growth, the ductwork itself may be contaminated. DIY duct cleaning is ineffective and can disturb harmful spores. Professional inspection and cleaning are recommended in such cases. They use HEPA vacuum systems and antimicrobial treatments designed for HVAC systems. In the UAE, look for a provider that can offer before-and-after testing to verify the microbial load has been measurably reduced.

To prevent recurrence, ensure your AC’s drain line is unobstructed and consider using a dehumidifier in tandem during the most humid months. Keeping the unit running on a low setting, even when you're out, can also help reduce condensation buildup.
