How to clean and fix AC mold in Jumeirah villa?« Back to Previous Page

The AC in my bedroom has been leaking a bit of water onto the carpet for a couple of weeks, and now I'm seeing these small black speckles spreading out from the wall near the unit. It’s in our villa in Jumeirah and the humidity has been brutal lately. What’s the best way to clean this up myself and what can I do to stop the AC from causing this again?

Based on your description of black speckles near a leaking AC unit in a Jumeirah villa, you are very likely dealing with active mold growth, a common issue here in Dubai exacerbated by our high humidity and constant AC use.

The water leak from the AC is the primary issue. This is likely due to a blocked condensate drain line, a common problem where dust and microbial growth clog the pipe. The first step is to stop the moisture source. Turn off the AC unit and have a certified HVAC technician service it to unclog the drain line, check the drain pan, and ensure the unit is operating correctly to prevent future condensation issues.

For the mold on the carpet: a small, surface-level area might be addressed with caution. Wear an N95 mask and gloves. Do not attempt to brush or dry vacuum, as this will aerosolize spores. Instead, lightly mist the area with a diluted detergent solution (not bleach, as it does not kill mold roots and can discolor surfaces) and blot it dry. However, be advised that if the water has seeped into the carpet underpad or the wall, which is highly probable, the growth will be extensive underneath. This is not a surface-level cleaning job.

Given the climate in Jumeirah, the persistent humidity means mold can regrow quickly if not completely eradicated. DIY methods often spread the contamination and fail to address the root cause. For a proper and lasting solution, a professional inspection and remediation are strongly recommended. We use specialized equipment like moisture meters and thermal cameras to assess the full extent of the damage behind walls and under floors, followed by certified remediation protocols to ensure complete removal and prevent recurrence.
