How to clean and prevent AC black mold in Dubai?« Back to Previous Page

The AC in my apartment seems to have black dust around the vent in the master bedroom, and I just found a small patch of the same fuzzy stuff on the wall behind my wardrobe. We've lived here for 2 years in Jumeirah Village Circle and it's our first time seeing this. What's the most effective way to clean this and prevent it from spreading, especially since the humidity is starting to rise again?

Black dust around AC vents in Dubai is frequently Stachybotrys (toxic black mold) or other species like Cladosporium. The high humidity and constant AC use create ideal conditions for it, as condensation inside ducts provides moisture.

For cleaning, first identify the source. Surface mold on the wall can be cleaned with a vinegar or diluted bleach solution, but AC system mold is a deeper issue. Wiping the vent is a temporary fix. The most effective approach is a professional AC coil and duct cleaning, which physically removes the biofilm mold feeds on. In Dubai, many issues stem from clogged drain pans and uninsulated ducts sweating in the heat.

To prevent recurrence, ensure your AC is set to a consistently low humidity level, ideally below 60%. Run the fan on ‘auto’ mode, not ‘on’, to allow the coil to dry between cycles. Have your AC unit serviced annually to clear the drain line and check for leaks. For a confirmed case in the ductwork, a certified mold remediation provider can perform an anti-microbial treatment after cleaning to inhibit regrowth. If the patch is larger than one square meter, or if household members experience persistent respiratory issues, a professional inspection with lab testing is recommended to identify the species and full extent.
