How to clean and prevent AC leak mold permanently?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a bit of water onto the carpet below it, and now I’m seeing these small black speckles forming on the skirting board. It’s been so humid lately that the carpet never feels fully dry. What’s the best way to clean this and stop it from coming back for good?

The situation you describe is a classic and serious mold scenario common in Dubai due to our high humidity and year-round AC use. The black speckles are almost certainly mold growth, likely Stachybotrys chartarum (true "black mold") or Aspergillus niger, fueled by the constant moisture from the AC condensate leak and the trapped dampness in the carpet.

First, address the source. The AC leak is not just a water issue; it's a contamination source. The condensate drain line is likely clogged or the drip pan is damaged. This must be repaired by a certified HVAC technician to stop the moisture intrusion permanently. Simply cleaning the mold without fixing the leak is futile.

For the remediation: Do not attempt to clean this yourself. Disturbing the mold without proper containment can aerosolize spores throughout your apartment. The carpet and underlying padding are likely a reservoir of hidden growth and must be professionally assessed. Porous materials like damaged skirting boards cannot be effectively cleaned and must be removed and replaced.

The correct protocol involves isolating the area with physical barriers and negative air pressure, HEPA vacuuming all surfaces, antimicrobial treatment, and finally sealing the affected areas. This level of containment and decontamination is mandated by Dubai Municipality guidelines for occupant safety and to prevent cross-contamination.

Given the persistent humidity, after the leak is fixed and remediation is complete, I strongly recommend installing a dehumidifier and ensuring continuous, proper ventilation to keep relative humidity below 60%, which is critical for preventing recurrence.

For a proper assessment and permanent solution, you require a professional inspection. We use moisture meters, thermal imaging, and air sampling to determine the full extent of the contamination.
