Our AC unit in the bedroom has been leaking a bit of water onto the carpet, and now I’m seeing a few small black spots along the baseboard behind the nightstand. This only started after the humidity really kicked in last month. What’s the best way to clean this up myself and prevent it from spreading before I have to call maintenance?

Your situation is very common in Dubai due to the high humidity and constant AC use, which creates condensation. The black spots are likely surface mold from the moisture.

For a small area like this, you can clean it yourself. Wear an N95 mask and gloves. Move the nightstand to access the area fully. A solution of white vinegar and water (1:1 ratio) is effective against many common household molds; spray it on, let it sit for an hour, then scrub with a brush and wipe clean with a disposable cloth. Do not use bleach, as it can sometimes worsen the problem by releasing spores and doesn't prevent regrowth.

The most critical step is to stop the moisture source. The AC unit's condensate drain line is likely clogged, which is a frequent issue here. Until maintenance can clear it, placing a shallow pan under the leak and emptying it regularly will prevent the carpet from staying wet.

To prevent spreading, contain the area. Close the bedroom door and consider turning off the AC in that room while cleaning to avoid dispersing spores. Seal the cleaning cloths in a plastic bag before disposing of them.

For prevention, ensure your AC unit is serviced regularly, especially before the peak summer months, to keep the drain line clear and the drip pan clean. Maintaining a consistent indoor temperature can also reduce excessive condensation.

If the spots return quickly, cover more than one square foot, or you notice a musty smell, the mold growth may be more extensive inside the wall or AC unit. In such cases, a professional inspection with moisture meters and possibly lab testing of a swab sample is recommended to assess the actual risk and required remediation scope.
