Our master bedroom AC unit in our Jumeirah villa has been leaking a bit of water into the drain pan, and now I’m seeing these small black spots forming around the vent. It’s been super humid lately and I’m worried it’s the start of a bigger problem. What’s the most effective way to clean this and prevent it from spreading without having to call maintenance immediately?

Black spots around AC vents in Dubai's humidity are often Cladosporium or Aspergillus, not necessarily "toxic black mold" (Stachybotrys). The leak creates constant moisture, allowing any mold spores in the air to colonize.

For immediate cleaning, turn the AC off at the circuit breaker. Wipe the visible spots on the vent and surrounding wall with a microfiber cloth dipped in a solution of white vinegar or a few drops of tea tree oil diluted in water. Avoid bleach; it only removes surface colour and doesn't address the root moisture problem. The drain pan and internal coils are likely the primary source, which requires removing the vent cover to access. If there is significant visible growth on the coils or in the pan, a coil-safe antimicrobial spray can be applied after cleaning.

Prevention is critical. First, fix the leak; a clogged condensate drain line is the most common cause. Ensure the AC unit is set to a temperature that minimizes excessive condensation, typically between 22-24°C. Run a dehumidifier in the room, especially during the more humid summer months, to keep relative humidity below 60%. Improve air circulation by running ceiling fans or keeping bedroom doors open.

If the spots reappear quickly after cleaning, if there's a persistent musty odour, or if household members experience worsening allergies or respiratory irritation, this indicates a deeper infestation. For villas in Jumeirah, where construction methods and age can vary, a professional inspection with lab testing is recommended to identify the species and the full extent of the growth within the unit and ductwork.
