How to clean and prevent AC mold in Dubai?« Back to Previous Page

Our AC unit in the master bedroom of our Dubai Hills villa has been leaking a bit, and now I’m seeing small black spots forming on the wall behind the curtain. With the humidity rising, I’m worried it’s going to get worse. What’s the best way to clean this and prevent it from coming back for good?

The black spots you're observing are likely Stachybotrys chartarum or Aspergillus niger, common molds in Dubai resulting from AC condensation leaks combined with our high ambient humidity. This is a serious concern, as these molds can degrade building materials and pose health risks.

For immediate action, do not attempt to clean it with bleach. This will only remove surface discoloration and can exacerbate the problem by adding moisture. For a small, surface-level contamination (less than 10 square feet), you can carefully clean with a solution of distilled white vinegar or a proprietary EPA-approved fungicide, wearing an N95 mask and gloves. However, this is only a temporary measure.

The root cause is the leaking AC unit. You must first have a certified HVAC technician repair the condensate drain line or pan to stop the moisture source. Without addressing this, mold will inevitably return.

Given the concealed location behind the curtain, the mold growth within the wall cavity is likely more extensive than what is visible. Spores can spread through the AC system. A professional inspection is strongly recommended. We use thermal imaging cameras and borescopes to assess moisture content within the wall and air sampling to determine spore count levels throughout your villa, as per the UAE's strict indoor air quality guidelines.

For a permanent solution, the affected drywall may need to be removed and replaced by a certified remediation company like Saniservice. We employ industrial-grade HEPA air scrubbers to contain the area and prevent cross-contamination. To prevent recurrence, we recommend installing a smart hygrometer to monitor room humidity, ensuring your AC is regularly serviced to maintain optimal drainage, and considering a whole-home dehumidification system.
