How to clean and prevent AC wall mold permanently?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water, and now I'm starting to see these small black spots along the corner of the wall behind the sofa. We run the AC constantly, especially during this humid summer, and I'm worried it's going to get worse. What's the most effective way to clean this and prevent it from coming back for good?

The black spots behind your sofa are likely mold from AC condensation, which is extremely common in Dubai's humid climate. The first step is to identify and fix the source of the moisture—either a blocked condensate drain line or improper insulation on the cold AC pipes, which causes them to sweat.

For cleaning small areas, a solution of white vinegar or a dedicated mold-cleaning product can be effective. Scrub the affected wall surface thoroughly. However, this only addresses the visible growth. The mold's root structure (mycelium) can remain inside the porous wall material if the underlying moisture issue isn't resolved, guaranteeing its return.

Permanent prevention requires two actions. First, have a certified HVAC technician clear and service the AC unit's drainage system to stop the leak. Second, significantly improve air circulation behind the sofa; even moving it a few inches from the wall can drastically reduce condensation buildup. A small dehumidifier in that corner can also help counter the ambient humidity.

For a recurring or larger problem (over a few square feet), professional assessment is recommended. A proper inspection, often involving moisture meters and sometimes lab analysis of the mold type, is the only way to diagnose the full extent and ensure it's remediated correctly, in line with Dubai Municipality's public health guidelines. Simply cleaning the surface rarely provides a permanent solution.
