How to clean and prevent black mold from AC condensation?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming along the corners of our bedroom ceiling in Downtown. I'm worried it's from condensation from our AC unit, which runs almost 24/7. What's the best way to clean this off for good and are there specific AC settings or a dehumidifier I should use to stop it from coming back?

The black spots are likely Cladosporium or Aspergillus, common molds in Dubai that thrive on the condensation from AC units. First, address the moisture: your AC thermostat should be set no lower than 22-23°C to reduce the extreme temperature differential that causes condensation on walls and ceilings.

For a small area (less than 1 sqm), you can clean it yourself. Wear an N95 mask and gloves. Scrub the area with a solution of white vinegar or a dedicated mold remover, then wipe dry. Do not use bleach, as it only removes the colour and can worsen the problem by adding moisture.

To prevent recurrence, ensure your AC unit is professionally serviced and its drainage lines are clear. Using a dehumidifier in the bedroom, especially during the more humid winter months, can help maintain an indoor humidity level below 60%, which inhibits mold growth. For persistent issues or larger infestations, a professional inspection with air and surface sampling is recommended to identify the species and source definitively.
