How to clean and prevent black mold from AC leak?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the unit in my master bedroom. I wiped it down, but now I’m seeing these black speckles starting to form around the edges. It’s been humid lately and I’m worried it’s just going to get worse. What’s the most effective way to clean this and stop it from coming back for good?

The black speckles you're observing are highly indicative of active mold growth, a common issue in Dubai due to our high humidity and the constant condensation cycles within AC units. The water leak provides the perfect moisture source for mold spores, which are ubiquitous in our environment, to colonize.

For a small, surface-level contamination (less than 10 square feet), you can attempt a preliminary clean. However, this is only a temporary measure if the moisture source is not permanently resolved. Personal Protective Equipment (PPE) is non-negotiable: wear an N95 mask, nitrile gloves, and eye protection. Isolate the area. Scrub the affected wall surface with a solution of detergent and water. After cleaning, disinfect with a solution of one part household bleach to nine parts water, ensuring adequate ventilation. Allow the area to dry completely. Crucially, this will be ineffective if the AC leak persists.

The most effective and permanent solution requires addressing the root cause. The AC unit's condensate drain line is likely clogged with microbial growth or the drip pan is damaged/cracked. This requires a professional HVAC technician to clear the line, treat it with an algacide, and repair the pan. The wall itself may have absorbed moisture, and the drywall or insulation behind it could be extensively contaminated, requiring removal and replacement to prevent spore amplification.

Given the health risks associated with mold exposure and the complexity of HVAC systems, a professional inspection is strongly advised. Our certified mold assessors at Saniservice use moisture meters, thermal imaging cameras, and air/surface sampling to determine the full extent of the contamination, both visible and hidden. We then provide a detailed remediation protocol to not only remove the existing mold but also implement engineering controls to prevent recurrence, in full compliance with Dubai Municipality's health and safety guidelines.
