How to clean and prevent black mold from AC leak?« Back to Previous Page

The AC in my bedroom has been leaking a bit of water onto the carpet, and now I’m starting to see these black speckles along the base of the wall behind the bed. It’s been getting worse since the weather got really humid last month. What’s the best way to clean this up myself and prevent it from coming back for good?

The black speckles you're seeing are almost certainly mold growth, a direct result of the AC condensate leak saturating your carpet and wall. In Dubai's high humidity, this creates a perfect breeding ground. First, address the source: the leaking AC unit. This is a mechanical failure that must be repaired by a licensed HVAC technician to prevent ongoing moisture intrusion.

For a small affected area (less than 1 square meter), you can attempt cleaning with proper precautions. Wear an N95 mask, gloves, and eye protection. A solution of detergent and water can be used on non-porous surfaces, but for porous materials like drywall and carpet, a proper antimicrobial agent is required. Be aware that cleaning only removes the visible growth; the microscopic hyphae can remain deep within the materials.

However, given the location (bedroom, meaning prolonged exposure risk) and the material (carpet and wall), I strongly recommend against a DIY approach. Inadequate remediation can aerosolize spores and spread the contamination. UAE regulations, particularly in Dubai, often require certified professionals for mold remediation to ensure it meets health and safety standards.

The only way to prevent recurrence for good is to eliminate the moisture source and ensure the area is professionally dried and treated. Our certified inspectors at Saniservice use moisture meters and thermal imaging to find all hidden dampness and provide a definitive remediation protocol.
